Is Buying a Waterfront Home in Sarasota Worth It?

Waterfront is the strongest long-term store of value in this market — they aren't making more of it — but "waterfront" spans very different products: Gulf-front, bayfront, canal with boat access, and lakefront. Each carries its own insurance, maintenance, and lifestyle math, and the right one depends on whether the water is your view or your vehicle.

First question I ask waterfront buyers: is this about looking at water or using it?

Boaters need to think in bridge clearances, canal depth at low tide, and dock and lift condition — a "waterfront" home whose canal can't float your boat isn't waterfront for you. View buyers weigh exposure (west-facing sunsets come with west-facing summer sun), elevation, and how the outdoor spaces actually live.

Then the underwriting: most true waterfront sits in AE or VE flood zones, so we quote insurance on the specific structure early, and I inspect seawalls, docks, and elevation details the way I'd inspect a roof — seawall replacement is one of the largest surprise costs in coastal ownership and entirely discoverable in advance.

What the diligence buys you: scarcity. Sarasota Bay, the Intracoastal, and Gulf frontage are finite, and over any reasonable hold period that scarcity has rewarded owners who bought structures, not just views.

Done right — right zone, sound seawall, insurable structure — waterfront isn't a splurge; it's the most defensible asset in the portfolio.
