Sarasota's family calculus usually starts with schools and ends with drive time. Palmer Ranch delivers newer homes, sidewalks, parks and access to top-rated schools; it's the default for many relocating families.
Southgate and Gulf Gate trade newness for location — mid-century homes minutes from Siesta's beaches and downtown, many beautifully renovated. My construction background makes me picky here in a way clients appreciate: a well-renovated 1970s block home can outlive a rushed 2023 build.
East of I-75, newer communities offer more house per dollar with easy interstate access. And Lakewood Ranch, technically Manatee, wins for families who want everything — schools, sports, pediatricians, playmates — inside one master plan.
