A buyer scrolling listings in Greyhawk Landing sees something that looks like a typo: an HOA fee of $70 a year. Not a month. A year. Compare that to a newer community a few miles away charging several hundred dollars a month for the same basic promise of a mowed common area and a working pool pump, and Greyhawk Landing looks like the deal of the decade.
Then the CDD assessment shows up on the property tax bill. Depending on the lot, that's another $2,234 to $3,798 a year, funding the roads, the 24-hour manned gate, the clubhouses and the lagoon-style pools that the token HOA fee never touched. Add it up and the "cheap" community and the "expensive" one land in roughly the same monthly range. The sticker price told a different story than the total cost did, and that gap is where a lot of buyers get surprised mid-contract.
This is the pattern across the whole 34212 ZIP code, and it goes well beyond one fee line. The ZIP covers a stretch of Northeast Bradenton along the State Road 64 corridor that includes Greyhawk Landing, Waterlefe Golf & River Club, Savanna at Lakewood Ranch, and Manatee River Plantation, among others. Each one is its own market with its own pricing logic, its own fee structure, and its own pace of sales. A single ZIP-level median flattens all of that into one number, and that number is close to useless if you're actually trying to decide where to put an offer.
The Median Itself Depends on Who's Counting
Even before splitting the ZIP into its component neighborhoods, the ZIP-level figure itself moves depending on which platform is measuring it. Zillow's average home value calculation for 34212 landed at $516,758 as of early July 2026, down 5.2 percent year over year. Redfin's snapshot for March 2026 put the median sale price at $499,000, down a much smaller 0.15 percent, with homes selling in an average of 72 days compared to 84 days the year before. A different figure attributed to Redfin in that same comparison put the median closer to $465,000.
None of these numbers are wrong. They're measuring slightly different things over slightly different periods. But the spread between them, tens of thousands of dollars on a single ZIP code, is a preview of the much bigger spread waiting inside the individual communities.
For context, Bradenton citywide sold at a median of roughly $320,000 over the three months ending May 2026, down just 0.22 percent year over year, with homes moving in an average of 51 days. So 34212 is already trading at a substantial premium to the city it sits in, before you even ask which gated entrance you're driving through.
Four Communities, Four Different Price Bands
Neighborhood-level pricing inside 34212 spreads out even further. Manatee River Plantation sits at the value end with a median list price of $499,999. Waterlefe Golf & River Club, a golf and marina community fronting the Manatee River, lists at a median of $603,750. Greyhawk Landing, a 960-acre gated community with subdivisions like Deerwalk, Eagle Run and Falcon Trace built out by Sam Rodgers Homes, Homes by Towne and Ryland Homes, lists at a median of $732,500, though its actual trailing 12-month sale price has run closer to $671,000. Savanna at Lakewood Ranch, built newer between 2016 and 2018 by Lennar and Meritage on tighter lots, tops the group at $749,950.
That's a quarter-million-dollar spread between the lowest and highest median inside a single ZIP code. A buyer who only checked the ZIP-level average and assumed it applied evenly across the map would be off by tens of thousands of dollars depending on which street they ended up on.
| Community | Median list price (2026) | HOA structure | Extra assessment | Anchor amenity |
|---|---|---|---|---|
| Manatee River Plantation | $499,999 | Modest, community-specific | None highlighted | Value entry point for the corridor |
| Waterlefe Golf & River Club | $603,750 | Community dues cover common areas | Golf and club membership priced separately | Manatee River frontage, marina, golf course |
| Greyhawk Landing | $732,500 list, $671,000 trailing 12-month sale | Roughly $70 to $120 per year | $2,234 to $3,798 per year in CDD, by lot size | 24-hour manned gate, two clubhouses, lagoon pools |
| Savanna at Lakewood Ranch | $749,950 | Fuller monthly fee, bundled amenities | Not highlighted in public data | Newer construction, resort-style pool |
The Fee Structure Matters More Than the Sticker
Greyhawk Landing is the clearest example of why the fee line item deserves more attention than the purchase price. A Florida CDD assessment is really two fees stacked into one bill. One portion pays down the bonds that financed the original infrastructure, the roads, the utilities, the amenity centers, and that portion eventually disappears once the debt is retired. The other portion funds ongoing operations, the guard at the gate, the landscaping crew, the pool maintenance, and that portion doesn't go away.
Once you add Greyhawk Landing's low HOA to its CDD, the total community cost runs somewhere between $190 and $321 a month depending on lot size, funding a package that includes a 24-hour manned gate, two clubhouses, lagoon-style pools with a waterslide, tennis and pickleball courts, ball fields, a fishing pier and more than five miles of trails. That's a materially different monthly number than the $70-a-year headline suggests, and it's also a materially different amenity package than what a comparably priced HOA fee buys in a community without a CDD at all.
This is exactly the kind of detail that never shows up in a portal search filter. You can sort by price, you can sort by HOA fee, but nothing forces the CDD line onto the same screen. The only way to see the real number is to ask for it before writing an offer, and to read the CDD disclosure alongside the HOA documents rather than treating them as the same category of cost.
The Cooling Is Real, But It Isn't Even
Manatee County's single-family market softened in May 2026, closing at a median of $460,000, down 3.8 percent from a year earlier, with 782 sales against 2,832 active listings and 4.4 months of supply, up slightly from 4.3 months at the end of 2025. Sellers received a median of 95.4 percent of their original list price, which points to a market where pricing discipline still gets rewarded but where the frenzy of a few years ago is gone.
That countywide softening doesn't land the same way in every 34212 community. Greyhawk Landing's trailing 12-month median sale price fell about 10 percent, more than double the county's decline, and homes there have been taking an average of 95 to 110 days to sell depending on the data source, well above the county's overall pace. At the same time, only about 3.9 to 4.8 percent of 34212 sales closed above list price in the most recent public data, with price reductions common across the ZIP. That combination, longer time on market plus fewer bidding wars, is where negotiating room actually shows up for buyers willing to look past the first list price they see.
Waterlefe Is Playing an Entirely Different Game
Not every community in 34212 is competing on family amenity packages and gate security. Waterlefe Golf & River Club is built around 621 residences ranging from roughly 1,150-square-foot condos to 5,000-square-foot estates, anchored by a golf course and a marina with docks and dozens of slips along the Manatee River. Within that same corridor, a luxury section known as The Islands on the Manatee River was recognized as the 2026 Best Overall Community in its category by the Suncoast Builders Association, marking its ninth overall win in that competition. That's a different buyer entirely, someone shopping for river access and a golf membership rather than a gated subdivision with ball fields and a lagoon pool, and it's a reminder that "34212" isn't a lifestyle, it's a mailing boundary that happens to contain several of them.
A Few Questions Worth Asking Before You Compare Communities
Why is Greyhawk Landing's HOA so much lower than its neighbors? Because most of what a typical HOA fee covers elsewhere, gate staffing, road maintenance, amenity upkeep, is funded through the CDD assessment instead. The low HOA number isn't a discount, it's a different billing structure for the same underlying costs.
Does a lower total monthly cost automatically mean a better deal? Not necessarily. Waterlefe's dues fund golf and marina access that Greyhawk Landing simply doesn't offer, and Savanna's newer construction carries a different maintenance profile than an older Greyhawk Landing resale. The right comparison weighs total monthly cost against what that cost actually buys, not just the number itself.
Is now a good time to buy in 34212? The data points to a market with real negotiating room, longer days on market and fewer above-list closings than the county average, but pricing still varies enough by community that a blanket answer doesn't hold. It depends heavily on which of these four or five markets you're actually shopping in.
If you're trying to figure out which corner of 34212 fits your budget and your list of must-haves, that's exactly the kind of comparison worth working through with someone who tracks these communities month to month rather than relying on a single portal average.
